The project consists of approximately 270 units of market rate housing on a prominent site bordering downtown Oakland on one side, and scenic Lake Merritt on the other. The project has two buildings: a 20 story structure facing the lake to the east (coinciding with the height of numerous buildings circling the lake) and an 8 story structure to tie the complex into the lower scale residential neighborhood to the west. Both buildings sit on top of three levels of structured parking, and contain amenities for the residents including a garden terrace. The gently curved facade oriented towards the lake follows the curvature of the lake and roadway, and also continues a familiar vocabulary among buildings on the lake, including the Kaiser Center. The materials used at the base levels evoke the classic Mediterranean palate common in Oakland, while the upper levels show a greater focus on modern building materials. Extensive neighbor outreach meetings was a significant part of the design process. This project was executed with Ai Architecture and Philip Benta Architects.
